Q: What is the escrow process and how long does it take to close escrow?
A: Escrow is the neutral third party who will receive and disburse documents and funds for the transacting parties. The usual process takes 30-60 days, depending on how long it will take for the buyer to get their loan approved. If it is a cash transaction, it takes a shorter period of time since there is no loan involved. Enclosed is the step by step escrow process.

A. Finding the right agent is not always easy so we had prepared a set of questions for you to ask when you interview agents. Interview several agents. Even if they had sold a home in the area, you still want to do your due diligence. There are 4 reasons why a house will or will not sell and one of them is choosing the right agent. Choose an agent who has a reputation for professionalism, has experience and skills in marketing and pricing your home right, will communicate with you on a regular basis and is a full time agent. Instead of choosing someone who is willing to discount the commission, find someone who will negotiate and work for your best interest. Cheap can be costly and could end up more expensive for you. Additionally, someone who has taken advanced real estate training and designations show they are committed to their profession and can better represent you. Ultimately, you have to be comfortable with the agent you choose.

A. Probate in California is a court supervised process in which the court determines who receiveds property and assets that were owned by a person who has died. Often, probate is not necessary when a person dies. For example, if the bank accounts or property are owned jointly with another person, usually a spouse, with the right of survivourship, the surviving co-owner will automatically own this property at death. Should a p erson die leaving minimal assets such as personal belongings and household good,s these can usually be divided up among the heirs without supervision of the court.

to clear title to land or stocks and bonds or large bank or saving and loan accounts that were held in the name of the deceased person onl, and to pass title to such assets to their heris

To settle a dispute between epople who each claim they are entitled to what the decesed person left behind

To solve all disputes as to whether the deceased person's will was valid
